Curated Services – Terms of Business

Curated Services is a division of Curated Spaces Limited, registered in England and Wales 12902562. Your contractual agreement is with Curated Spaces Limited, and all invoices will be issued by the company.

Curated Spaces offers holiday letting and marketing services, with Curated Services providing optional cleaning, changeover, maintenance, and property care services. Owners may alternatively appoint their own housekeeper or subcontractors for cleaning and maintenance. In this case, Curated Spaces will liaise with those contractors where necessary, but the owner retains responsibility for scheduling, service standards, and payment.

  1. Payment Terms & Fees

Where Curated Services manages cleaning and maintenance:

  • Fees are charged to the property’s account and deducted from the monthly revenue before proceeds are paid to the owner.
  • Rental proceeds and property statements are paid monthly in arrears.
  • For planned maintenance during quieter periods, Curated Spaces may hold funds on account to ensure sufficient funds are available to cover the costs of these works.

Invoice Timing

  • Cleaning & Changeovers: Charged weekly, deducted from monthly income.
  • Maintenance & Property Care: Charged upon completion and deducted from monthly income.

If there are insufficient rental proceeds to cover costs, the owner may be asked to pay directly before works proceed.

  1. Scope of Services

Curated Services offers:

  • Changeover cleaning
  • Mid-stay cleaning
  • Property maintenance and compliance works
  • Linen management and hire
  • Winter checks and off-season care

Where we are instructed to manage the cleaning and maintenance for a property, all works will be coordinated by Curated Spaces and subcontracted where necessary.

Owners may alternatively appoint their own housekeeping and maintenance teams, with Curated Spaces focusing solely on holiday letting, guest management, and marketing.

  1. Subcontractor Management & Liability

Curated Spaces facilitates the management of trusted subcontractors but does not directly carry out maintenance or cleaning work.

Whilst we carefully select contractors and coordinate their services, Curated Spaces cannot be held liable for delays, workmanship, or issues resulting from subcontractor performance.

Any defects, warranty claims, or disputes relating to works carried out will be between the property owner and the contractor, although we will assist in facilitating communication where appropriate.

  1. Communication

All instructions and queries must be sent via email or phone for accurate tracking. WhatsApp and text messages are not accepted for operational requests.

Office hours: Monday–Friday, 9 am – 5 pm.
An emergency out-of-hours contact is available for urgent guest issues.

  1. Linen & Laundry

Owners may either supply their own linen or use our linen hire service.

For owner-supplied linen:

  • Minimum of 3 complete sets required for rotation.
  • Owners must supply all duvets, pillows, and protectors.
  • Curated Spaces accepts no liability for wear, tear, or guest damage to owner-supplied linen.

If insufficient linen is available at changeover, our linen hire service will be used and charged accordingly. Additional laundering and stain-treatment charges apply where needed.

  1. Check-In / Check-Out Times

To maintain service quality:

  • Check-out: by 10:00 AM
  • Check-in: from 4:00 PM

Early check-in and late check-out requests may be accommodated outside of peak periods if possible.

  1. Health & Safety Responsibilities

To protect our teams and guests:

  • Loose rugs will be removed to prevent trip hazards.
  • Housekeepers do not lift heavy furniture or access high areas without appropriate equipment.
  • A fully-stocked first aid kit must be available at the property.
  1. Changeovers & Refresh Cleans

Standard changeovers take place on guest departure days.
If a property has been unoccupied for over 7 days, a refresh clean may be required prior to guest arrival.

  • Refresh clean: £35 + VAT (subject to availability).
  1. Owner Bookings

All owner stays must be recorded on your booking platform.

A minimum of 72 hours’ notice is required if a changeover is not needed before or after an owner stay.
If an owner stay requires the full guest setup (e.g. welcome hamper, guest linen), please let us know at the time of booking.

  1. Deep Cleans

A pre-season deep clean is strongly recommended for all properties using our cleaning service.
Mid-season deep cleans can be arranged with at least 14 days’ notice.
Carpet and upholstery cleaning is available upon request at an additional cost.

  1. Winter Property Checks

Winter property checks (October–March) help meet insurance requirements and maintain your property during off-season periods.
These include meter readings, flushing the water system to prevent legionella, and a general inspection.

  • Charge: £35 + VAT per visit.
  1. Waste Collection

Curated Spaces can arrange waste collection for your property through our commercial waste collection subcontractor. This service is charged per bag collected, with charges applied to your monthly property account.

If you would prefer to arrange your own commercial waste collection, please notify us in writing and provide the details of your chosen service provider.

Please note that if your property is let for four months or more per year, you are legally required to have a commercial waste contract in place, either through Isle of Wight Council or a licensed private waste carrier.

  1. Optional Use of Own Contractors

If owners prefer to use their own housekeepers or maintenance teams:

  • Curated Spaces will liaise with them as needed to coordinate guest stays.
  • Owners remain fully responsible for the quality, scheduling, and payment of these services.
  • Curated Spaces will not manage their schedules or take responsibility for their work.
  1. Termination & Notice Periods

  • 14 days’ notice is required to cancel cleaning and maintenance services.
  • Changeover/clean cancellations must be made with at least 48 hours’ notice. Less than 48 hours will incur a 50% charge.
  • The terms of this agreement renew annually and are reviewed at the end of each calendar year.
  1. Summary of Responsibilities

Curated Spaces:

  • Markets and manages holiday let bookings.
  • Coordinates cleaning and maintenance where instructed.
  • Manages subcontractors but is not directly liable for their work.

Owners:

  • Are responsible for ensuring their property meets legal compliance.
  • May appoint their own housekeeping and maintenance providers.
  • Remain responsible for the condition and readiness of their property if not using Curated Services.

Contract Acceptance

Please confirm acceptance of these terms.
Your continued use of Curated Services will be deemed acceptance of these terms.
